Facilities Management (FM) encompasses multiple disciplines to ensure functionality, comfort, safety, and efficiency of the environment of a building. Currently, it is not reducing cost and carrying the operations, it creates an effective and efficient workplace with the revolutionary of new technologies. With the introduction of new technologies, more advance facilities management software and mobile applications are emerged.
What are technology impacts?
Facility Manager is a profession who plans, organizes, leads, and controls most of the areas and can be considered as a hero of a workplace. However, if that person has a superpower to visualize pipes, wiring and installations embedded in floors, walls, or ceiling? That is a miracle without new technologies in FM. Virtual Reality (VR) and Augmented Reality (AR) are technologies which can create immersive digital image with superimposed 3D experience and feel the digital world as real in FM practices. Furthermore, facility manager can visualize the building with respective data and information and handle the operation of it through the Building Information Modeling (BIM) Technology which is the digital twin of the relevant building.
The real estate cost of a building is a key area that facility manager shall concern in the practice. It is better to improve the building environment and provides comfort zone to the occupancy while reducing the real estate cost. The technology of Internet of Things (IoT) sensors plays a vital role with integrating FM in this case. For examples that, monitoring environmental factors of the building such as humidity and temperature, responding smart building elements such as security, heating, cooling, and lighting, measuring cooling load of the building and controlling heat and ventilation system accordingly, and allowing intelligent responding maintenance can be identified as some impacts of IoT technology in FM.
The computer systems with Artificial Intelligence (AI) reduce the complexity of tasks. Machine learning, which is a part of AI facilitates to control, analyze, and predict outcomes of the building automatically with data. Since this, the facility manager can monitor and control issues of the building environment easily.
Currently wearable technology such as smartwatches and Fitbits are a trend among young generation. In the workplace, FM uses this technology for collecting personal data, employee patterns, resource allocation and space management. Wearable technology with integrating employee experience apps resolves the issues regarding the employment by using real time data.
FM handles the non-core business of an organization. It is not only the maintenance however includes the management of changing needs of the employment and compete with the digital world to enhance the productivity of the building. The impact of the new technologies of FM optimizes the current situation of the building environment.
