Maintenance is the key for delivering better built environment to building customers and users. Maintenance must include procedures taken to prevent an equipment or facilities from failing and keeping them in excellent working condition. The efficacy of the building's maintenance has a direct and major impact on the quality of services, which has a direct and significant impact on satisfying customers' needs and expectations. The necessity for maintenance is determined by the failure that has occurred or is about to occur. Maintenance is carried out to maintain equipment and systems working efficiently for at least their normal life cycle.
Facility management involves various types jobs in the industry and the scopes of facility management are very broad, it is more than the building operations and maintenance. Researchers are defined the FM as the management of infrastructure resources and services to support and sustain the operational strategy of an organization. Hence, building operation and maintenance is within the facility management functions. Different types of maintenance management strategies are available for meeting the needs and such approaches are becoming an essential requirement for efficient and reliable operation of a building.
There are various categories of building maintenance as stated below,
1.Planned maintenance- Maintenance is well-organized and carried out according to a predetermined plan, with forethought, control, and the use of records.
•Preventive Maintenance- Maintenance performed at predefined intervals of time or period and intended to reduce the probability of failure or unsatisfactory performance of an item. This approach of maintenance is based on the probability that the system, equipment, or even a component of it will break down in a specific period of time.
•Corrective maintenance- Maintenance performed after a failure has occurred with the goal of restoring or repairing a component to a state where it can perform its required purpose. There is no maintenance work done until there is a failure.
•Predictive maintenance- Predictive maintenance is a method of detecting anomalies in your operation and potential defects in equipment and processes using data analysis tools and techniques, so you can fix them before they fail.
1.Unplanned maintenance- The maintenance implemented without predetermined plan and includes emergency maintenance.
Maintainability of services is a vital requirement to the operation of each and every part of the services. It helps to carry out the operations of machines and process smoothly and preserve the lifetime of them. Therefore, implementing a specific management system for maintenance should be there for any kind of organizations. Maintenance management is essential to the success of any organization because a poorly-organized maintenance program can bring the entire company to a halt.
